A Mall Rivals mall is a license war. You do not need every shop. You need the right first lease, a second type that covers a hole, and enough variety that the tier panel stops pulsing red. This hub ranks store families for 1.0 as of late August 2026. Individual SKUs move with daily demand; types do not change overnight. For the catalog of licenses and shelves, open store types. For day-one shortlists, use opening picks. For a fill-in-the-blank mall plan, use the store planner.

This is not a paid esports list. It is a practical ranking from how types actually play: restock pain, customer patience, event sensitivity, and whether a solo player can run them. If a YouTuber called pet shops “the best investment,” treat that as one mall, one patch, one lobby.

S — Open these when you can staff them

Sports. Documented to death for a reason. Balls, rackets, shoes. Easy to understand tags, photogenic walls, and a customer who already knows what they want. Restock is box-heavy but obvious. A soccer ball with a visible base cost is the pricing tutorial item. Weakness: if two rivals also pick Sports, you are in a tag war on day one.

Electronics. High ticket, high theft interest, high “I will wait in queue” energy. Good when you have a cashier and a lockable storage plan. Bad as a first lease if starter cash cannot refill the wall after one peak. 1.0 crime makes this a target; read crime and police if you insist on TVs in a FFA lobby.

Pharmacy (1.0). New, license-laddered, and sticky. People need the SKU. Demand events love “necessity” shops. Staff it; do not treat it like a souvenir stand.

A — Strong seconds

Fashion / clothing. Reworked in the Store Overhaul. Attractiveness furniture actually matters. Looks great next to Beauty. Slow if you cannot decorate. Ike’s Clothiers plus Sports is a classic two-shop pair — see expansion.

Food / grocery-style units. Fast traffic, meaner patience, more cleaning. A cleaner is not optional. Great for Commerce builds that want volume over ticket size.

Hardware (1.0) and Home Goods (1.0). New 1.0 licenses with their own ladders. Home Goods sat on a coming-soon tile in the first trailer and then arrived for real. They scale in long malls where variety scores matter. Weak in 20-minute lobbies.

Books. Reworked. Lower chaos, lower ceiling, excellent if you hate perishable logic. Pair with a loud neighbor so foot traffic exists.

B — Situational, still real money

Beauty and Perfume. Overhaul babies. High attractiveness, picky customers, thefty SKUs. Social and Commerce perks feel good here. Combat perks feel weird until a thief empties a glass wall.

Florist. Added in an April patch. Pretty, event-sensitive, dies if you ignore freshness and presentation. Nice adjacent expansion, poor first box.

Butcher. Store Overhaul. Inventory discipline. Cleaning. Not a beginner sandbox.

Liquor (1.0). New, licensed, and a magnet for both customers and trouble. Check lobby tone before you become the mall’s only bar.

Pet / music / candy. Community runs (including long Polish series) treated pet shops as investments and music shops as loan bait. They can print. They can also sit dead if your mall’s demand graph never rolls that way. Unlock when you need types, not because a thumbnail yelled.

C — Traps for day-one leases

Tobacco. Overhaul add. Niche demand. Fine as a third license, greedy as a first.

Jewelry (trailer coming-soon). Do not plan a run around a tile that was not sellable in the footage you watched. Confirm it is in your 1.0 build via the in-game Select Store Type panel.

Department store (trailer coming-soon). Same warning. Huge footprint, huge staff, huge way to go broke.

Any second copy of a type you cannot undercut. Two Sports shops in a four-player FFA is a knife fight. Take a complementary license instead.

How to use the ranking in a real mall

  1. First lease: Sports, Fashion, or Electronics if cash covers restock. See getting started.
  2. Second lease: a different family that shares a wholesale trip. Expansion.
  3. Third: whatever the tier panel says you still lack, or Pharmacy/Hardware if 1.0 ladders are open.
  4. Always hire before you rank-chase. A S-tier shop with no cashier is a D-tier room.
  5. Reroll the mental list after a demand event. Trending products can bump a B type for a day without making it S forever.

What this list is not

It is not a SKU spreadsheet. 1.0’s living economy would make that lie by tomorrow morning. It is not a PvP “ban Electronics.” It is a staffing and license guide. If your perk build is Crime, you may want storage-rich types to empty, not to operate. If your build is Labor, you want shops a manager can actually understand.
